Marketing Tips for your Airbnb part 2

  1. Short Term Rental Groups

Facebook, Reddit and Instagram have groups, search Airbnb, Short Term Rental, you will find groups that are a great fit.  You can learn so much from groups.  You have to learn to filter out the idiots.  There is a ton of great information from hosts that have made all the mistakes.  Some groups will let you post your listing to get feedback.  I personally started off asking a lot of questions on these groups, now I do my best to offer advice to other hosts.

2. Offer Discounts  You may want to discount your property when first listing to get some good rentals and reviews.  This is a great strategy to get your listing going.  Potential Guests look at reviews, so make sure you do a good job.  You can set up last minute discounts that will lower prices if a place is available.   For example if it is Monday and your place is open for the following weekend, lower your rates to get some guests.  

3. Create Print Media

You can create a brochure or business cards.  Canva is a great tool for creating media.   Link them to your direct booking for best value. As we talked in Podcast #1.  Houfy will let you set up a direct listing.   Leave your print media at your place for guests to take with them.  Keep them with you at all times.  You are now a marketing machine.  Any time you are talking with people, mention your place, and give them a card.  It will take time, but they will yield results in the long run.
